- The plaintiff rented an apartment from the defendant, but the building was filled with drug dealers. The defendant moved the plaintiff to another building, but the new place was overrun by mice, so the plaintiff is suing for rent, car damages, and security. The defendant argues he used a professional exterminator to get rid of the mice, so the plaintiff should have paid rent. Besides, the plaintiff damaged the unit. The defendant is countersuing for damages and unpaid rent.

I absolutely LOVE his argument for why he should get the late fees back: "I get paid on the 10th, so of course it's his fault that rent is due on the 1st!!" I'm amazed he was able to say that with a straight face.
While just starting the case and therefore reading comments lol, this would be true if wages were withheld or threatebed by defendant.
before people decide to sue , they need to ask themselves if the other side will have anything at all that they can reasonably counter sue for , and if the answer is yes then DONT SUE .

Some apartments rent is due on the 1st but the grace period is the 5th and that's the day the notice that tells them they have x number of days depending on the laws in your area for filing the non payment F.E.D. filed with the court that will be sent via process server that shows court date and amount owed and date you have to be gone by 😀
The plaintiff got his power trip working briefly with the cops and wanted another 15 minutes of fame and significance.

its always the tenant stayed in "DEPLORABLE" conditions, their health was at risk, blah blah and then decide to sue at the very end of the lease.... thats not how it works ever lol

This guy committed perjury at least three different times: about the stove, the lease and the security deposit. Judge Mathis would've thrown him out and given the defendant everything just for that alone!!!

@@jjman533Not sure what you mean. The man didn't have free rent. Social Service only gave him the security deposit. People don't get free rent except if they don't have any income. Most pay a portion of their rent depending on their income. So it's not free. And they are responsible for utilities. So nothing's free.🤔
It shouldn't be a huge shock that the plaintiff called the city to complain about the apartment because he had already established being a snitch with the drug dealer situation.

It's hard to give a definite answer on who's more shady. The landlord is there to make money and to keep GOOD tenants. I've seen tenants in the condo building I live in, play the system, and abuse it! However, I've also seen the reversal. Every situation is different!

If your rent is due on the 1st, you pay on the 1st - not on the 10th. Your salary schedule is not an excuse for being late with your rent. You just need to learn to budget for the days your bills are due. It's called adulting. It can be difficult at first, but it gets easier as you go if you write it into your monthly budget. Just don't give up. And definitely harp on landlords who shirk their responsibilities. Don't let them get away with their duties, especially when you pay your rent every month on time. Fair is fair.

For any landlords…just a tip
Collect first AND LAST MONTHS rent including security, so they can’t skip out on the last month without paying. It’s more expensive for the occupier…but it’ll more often than not give you a tenant who will actually have intentions to pay…
Landlords kill me, why in the world would they think someone would want to live with mice and roaches. Knowing they wouldn’t even live in them conditions🙄 it’s hard to get rid of roaches 🤮
This is the very first time in People's Court history that Judge Milian actually used the term "cell phone" instead of "telephone." Always drove me crazy whenever she asked a litigant "do you have a telephone? Then why didn't you take pictures?"... people don't even use the word 'telephone' anymore unless they're talking about a landline. I've been waiting for years for her to say "do you have a cell that takes pictures?" The day has finally come! :)
